Real Estate Commission in Ontario

In Ontario, real estate commission is not fixed by law. It is negotiable, and it is set out in the listing agreement between you and your brokerage. On a typical resale sale, the seller pays a total commission that is then split between the listing brokerage and the buyer’s brokerage.

A common structure in the GTA is a percentage of the sale price, often shared between the two sides, plus HST. What matters most is not the headline number, it is the marketing, pricing, and negotiation you get for it, because a slightly higher fee that sells your home for more can leave you further ahead.
